Maintenance Management

Quality Maintenance Management ensures your property maintains its value and does not become a burden to you.

For my commercial customers, this also ensures you can continue to operate year round!

I perform Maintenance Management for Residential, Multi Family, and small Commercial properties.

As a Maintenance Manager, I focus on three key areas:

1) Maintenance of the existing buildings, equipment, and property as a whole, inside and outside, to ensure maximum productivity and minimum downtime.

I do this by:
Creating a Maintenance Plan and Schedule that includes all of the regular maintenance items for the buildings, grounds, equipment, and other assets on the property.
Properly documenting all of the needs of the Maintenance Plan and Schedule, ensuring we have a thorough understanding of what needs to be done, and why.
Ensuring proper resources for the Maintenance Plan and Schedule. This includes having the right parts at the right time, ensuring we have multiple sources for the things we need, and keeping critical repair parts on hand to minimize downtime.

I perform regular inspections to document changes in condition from the last inspection, look for any early warning signs of damage or problems, and identify any repairs that need to be made.

2) Quality and Timely Repairs when needed:

When repairs are necessary, I either perform them myself, if my licensing and skillset is adequate for the task at hand, or,
I manage or oversee the repairs, ensuring they’re performed in a quality, timely manner for a reasonable price.

3) Upgrades and expansions:

When the need arises to upgrade or expand the facility, I handle the Construction Management to ensure the new stuff is as good, or better than, the old stuff, and minimize the overall impact of new construction on current business.

Breaking it down:

First, a regular inspection is a service call, and my regular hourly rate for the hours worked.
These vary from 2 – 6 hours on site depending on the size of the facility and the number of buildings.
I usually have another 2-4 hours in my office to sort, analyze, and summarize the findings, including the pictures.
Due to the variety of size, complexity, and layout of commercial spaces, it is not possible to lay out a flat rate for the first inspection.

Second, I charge my standard hourly rate for all work done, and only for work done on or for your property.
I do not change any monthly or subscription fees.

Third, I prefer to schedule the first walk through with the Owner and Client, so we can have a thorough walkthrough and discuss all of the details of the property, the needs and wants of the Client, and other details.

Fourth, I then aim to schedule routine inspections, which I will schedule directly with the Client, or Tenant if there is one, with the purpose of:
1) Routine check and maintenance of the property,
2) Address any concerns the Client or Tenant has, and,
3) Documenting status and changes.

Lastly, I am also the primary point of contact for any maintenance or repair concerns which I will handle based on their priority level.
