What is a Tenant Know-How packet?
A Tenant Know-How Packet is a collection of information specific to the property and facility that provides information needed in critical or emergency situations. This includes things like where the water, gas, and electricity shut offs are, who to talk to about certain issues or situations, and other critical information.
Who needs a Tenant Know-How packet?
The tenant of every facility you own.
Why does anyone need a Tenant Know-How packet?
To have, in writing, and quickly accessible, all of the pertinent information needed when things go wrong.
How do I make a Tenant Know-How packet?
Here at Done Right by Daniel, I start by inspecting the property and considering what issues might come up, then building a contingency for those issues.
I also use my checklist (below) to capture all the issues I expect need to be covered.

Gas Shut off – Location and method

Solar Shut off – Location and method (If so equipped)
Contact information for each utility
Additional Equipment Shut off – Location and method

– Backup Generator
– Solar heating
– Other equipment that provides or handles any type of utility to or from the facility
The nearest Hospital, with directions
The nearest Fire Station, with directions
Property lines, boundaries, and Easements, if any.
Key people to contact, and for what type of situation
– Facility Manager (That should be me!)
– Emergency Cleanup/restoration company
– Emergency Plumber
– Emergency Electrician
