What does a Construction Manager do for you, the Residential Customer?

Hello and welcome to a new series of posts, ‘What does a Construction/Property/Facility Manager do for you?’
I’m also breaking it down for Residential and Commercial Customers, since they have different needs!

A Construction Manager is just what it sounds like, a person who Manages the Process of Construction.
In that role, I handle everything from figuring out what the Scope of Work(s) is/are, through requesting Bids/Estimates/Quotes, sorting out which one is the best choice, and then through the execution of any and all contracts.

What does a Construction Manager NOT do?
– I am not a General Contractor (I was in the past, I am not now).
– I do not subcontract work out from under myself. All work is contracted directly with the client.
– I do not pull permits.
– I do not do the building or the work myself (with minor exceptions).

When would you want to hire a Construction Manager?
When you want an expert in the Construction Industry working with you to ensure:
– Accurate, detailed Scopes of Work
– Proper, quality work done
– Fair and clear agreements, pricing, and schedules.
